Lease it
Landlord-side commercial leasing
Retail, shopping center, office, industrial, and big box. Landlord side only. Paper that protects the rent roll and holds up when it gets tested.
Woodmere, NY · New York lead · nationwide via admitted local counsel
Landlord leasing. Workouts and lender talks when the debt gets tight. Outside GC when the company needs a senior lawyer on call. One attorney on all of it.
I'm Joshua (Josh) Summers. 20+ years in commercial real estate: commercial litigator first, then in-house general counsel at real estate operators, now principal of my own practice.
The lease drives the NOI. The NOI drives the loan. The company runs all of it. I work on all three.

Fix it
Forbearance, modifications, deed-in-lieu, and payoffs. Banks, debt funds, and special servicers. Preferred equity and recaps when new money is the fix.
Run it
A senior lawyer on retainer for CRE operators and midsize companies. Leases, lenders, contracts, and risk calls without a full-time hire.

I started as a commercial litigator in New York state court and federal court in the Eastern and Southern Districts of New York. I've seen which lease clause, guaranty, and loan term gets fought over, and how it reads in front of a judge.
Then I went in-house as general counsel and leasing lead at real estate operators. I've also been on the owner side as an investor and operator. So I read the economics first, then the clause. The paper has to work in the real building.
Owner-side counsel for commercial real estate. Three core lanes: landlord-side commercial leasing, distressed CRE work (loan workouts, lender and special servicer negotiations, rescue capital), and outside / fractional general counsel. Also CRE transactions, contracts and closings, and selective landlord-side lease and CRE disputes.
Joshua (Josh) Summers, Esq. He is the only attorney at the firm and works every matter himself. 20+ years in commercial real estate as a commercial litigator, as in-house general counsel at real estate operators, and as principal of this practice. Full background.
